The Prep That Makes Exterior Paint Actually Last

When an exterior job peels or blisters a year after it was painted, the paint is almost never the problem. It is what was, or was not, done before the paint went on. Around Pittsburgh that matters more than in a mild climate: a wall here takes humid summers, months of rain, and a winter that freezes and thaws it over and over. Anything trapped under the coating gets worked loose.

It starts with cleaning. Siding, trim and masonry collect dirt, chalk, algae and mildew, and paint will not bond to any of it. A proper pressure wash — at a pressure matched to the surface, not simply turned up — gives the new coating clean material to grip. Painting over a dirty wall is the single most common reason a job does not last.

Then the repairs. Loose and failing paint gets scraped, edges sanded smooth, cracks and fissures filled, and gaps around windows, doors and trim caulked so water cannot get in behind the finish. Bare spots get sealer and primer, because primer is the layer that actually holds onto the surface and gives the topcoat something consistent to grab.

Only then does paint go on: acrylic, elastomeric and waterproof coatings that flex with the surface instead of cracking, chosen to resist UV and mildew. Good materials matter, but they cannot rescue bad prep. They can only make good prep last longer.
